Florida contractor's final payment affidavit (florida 713.06)

On any Florida job with a recorded Notice of Commencement, the contractor must furnish a final payment affidavit at least five days before filing a lien suit and before the owner is obligated to make final payment. It states the contract total and any lienors who remain unpaid.

What goes on the Florida version

  • Total contract amount including change orders
  • Amount remaining unpaid on the contract
  • List of unpaid lienors with amounts, or a 'none' declaration
  • Notice of Commencement recording reference and notary block
